A 65-unit rental project with a density of 125 units per acre,
was designed to provide affordable housing for seniors located
on an infill site on San Pablo Avenue. Varied roof design elements
give the four-story wood framed building a rich street elevation.
The design included a post tensioned first floor to provide for
a structured parking garage. The building's urban context sets
the formal front facade along the street with offices and parking
garage to buffer street level activity from the units. A secure,
private south facing courtyard on the rear side of the building
creates a "secret garden" area for the residents to
enjoy outdoor activities and a community garden. Inside, the design
incorporates a number of community spaces including a community
room, family room, TV lounge, computer room, library and laundry.
